For this 50,390-square-foot tenant improvement project for Minnetronix, Welsh demolished the interior and built-out an entirely new workspace. The new design incorporates both an open-office floor plan and a manufacturing area.

To open up the office, a precast mezzanine was removed and structural bracing was added to support the vertical walls once the precast was removed.

The open-office area includes an open, modern lobby to enhance first impressions when walking into the space. A large training room and break room were added, complemented by private conference rooms with kitchenettes. New restrooms include showers and lockers for employees to use.

The manufacturing area features humidity control, pneumatic piping systems, labs and testing areas. A new loading dock was also added to convert an open-air, single ramp loading dock to a fully-enclosed loading dock with double ramp for more efficient shipping and receiving.

The project was Welsh’s sixth for Minnetronix.
