Phase 2: Healthcare - MOB | Core/Shell, Sitework | 42,000 SF | Woodbury, MN

PHASE 2:

Long time client of Welsh Construction, MSP Commercial, was looking to construct a new build-to-suit medical office building to mirror one that Welsh previously completed at the site in Woodbury.


Welsh was brought in to construct the building core and shell, a two-story structure designed for Summit Orthopedics on the second floor and two tenants on the first floor. The scope of work for the shell included the structure, exterior walls, roof, elevators, mechanical and electrical infrastructure, as well as all sitework. Shell construction coordinated with the tenant build-out from both a design, sequencing and logistics perspective. Site conditions such as poor soils combined with a fall project start date and the wettest winter to date, required constant adaptations to the
schedule and methods of construction. The team had to construct the roof before pouring the second floor, which required tenting areas of the roof, constant snow removal, temporary heating and many schedule adjustments for weather.

The finished product is a beautiful stone and brick building exterior with curtainwall accents that the client and community are very pleased with and will enjoy for years to come.
