Multifamily/Low Income Housing | Renovation | 28,000 SF | St. Paul, MN
Welsh renovated this 27,704-square-foot, 4-story residential building owned by the Plymouth Church Neighborhood Foundation. The facility includes 76 single room units for low income single adults who have faced long-term homelessness, and one caretaker suite.
This extensive renovation took place while the building was fully occupied. Construction was completed in phases, with extensive planning and coordination to minimize any disruption to residents’ homes.
Significant modifications were made to the ventilation, HVAC and plumbing systems, which required demolition and asbestos abatement. Air conditioning and corridor ventilation were installed in the building, as was a new elevator. Some existing windows were salvaged for re-use and so were existing pavers in the courtyard. Common areas include two community lounges, a computer lab, and kitchens.
Exterior building materials included CMU and EIFS on the new elevator shaft, with the existing brick on the remaining exterior. Nora rubber flooring was installed in all common areas.
The Minnesota Housing Finance Agency (MHFA), City of St. Paul, and the Housing and Urban Development (HUD) provided funding for the project. The project was completed in just seven months.
